<p>Austin-based Centerra is offering nine one- and two-story floor plans in Lost Creek, a neighborhood of 100 homesites located along Falcon Pointe Blvd., just south of Kelly Lane. Homesites measuring 65 feet wide will accommodate one- and two-story home plans ranging from 2,377 to over 3,500 square feet.  Plans are priced from $219,990 to $267,990.</p>

<p>Designed for move-up buyers, Centerra’s new floor plans in Lost Creek will feature Centerra’s LiveSmart energy-saving features.  Plans include open interiors with design details such as soaring two-story ceilings in family rooms and foyers, covered patios, balconies, guest bedroom suites, and butler’s pantries. The floor plans are flexible, allowing buyers to customize them with options such as bonus rooms, studies and extra bedrooms. Three-car garages are also available.</p>

<p>The newest neighborhood in Falcon Pointe, Lost Creek includes a park with an informal play lawn and a plaza with arbors, benches and a rose garden. Residents will be able to enjoy other amenities such as the Falcon Pointe Residents Club, the 25-acre Central Park, and the new Falcon Pointe Bark Park and Gardens, opening this fall.</p>

<p>Ryland Homes is also offering new homes priced from the $220,000s in Lost Creek. Both Ryland and Centerra have started pre-construction sales, and the first phase of 66 homesites will be released for construction to begin in November.</p>

<p>Ryland Homes, one of the nation's largest homebuilders, will be
entering Falcon Pointe for the first time and will be building in
two new neighborhoods, Woodhaven and Lost Creek. Together, these
two new neighborhoods will provide a total of 165 new homesites in
Falcon Pointe.&nbsp;</p>

<p>Planned to open in October, the new section of the Woodhaven
neighborhood is located next to the new Falcon Pointe Bark Park
&amp; Gardens, a City of Pflugerville public park also planned to
open this fall. Homes will be priced from the $170,000s to mid
$200,000s and plans will range from 1,400 to 2,700 square feet.
Lennar, an existing Falcon Pointe homebuilder, also builds in
Woodhaven.</p>

<p>Ryland also will build in the upcoming Lost Creek neighborhood,
which features 65' wide homesites for new homes priced from the
$230,000s to mid $300,000s. Plans will range from 2,300 to 3,700
square feet. Located on the east side of Falcon Pointe's 700-acre
master plan, Lost Creek is adjacent to a future city park. Ryland
will be joined by Centerra Homes in Lost Creek.&nbsp; Homesites are
expected to be completed in November.</p>

<p>Pflugerville will get its first public dog park - along with a community peach orchard, demonstration gardens and a purple martin village - when the new Falcon Pointe Gardens city park opens in the Falcon Pointe master-planned community this fall.</p>
<p> </p>
<p>Falcon Pointe developer Newland Communities will invest $350,000 in landscaping and other improvements for the 2.5-acre park, which is part of 31 acres of parkland that the developer had previously donated to the City of Pflugerville for public parks.</p>
<p> </p>
<p>A groundbreaking ceremony will be held next month for Falcon Pointe Gardens, located at Murchison Ridge Trail and Tranquility Lane. The project is expected to be completed and open to the public in October.</p>
<p> </p>
<p>With a 10,000-gallon cistern and an emphasis on native plants, sustainability is the guiding vision for Falcon Pointe Gardens, said Rainer Ficken, senior project manager for Newland Communities.</p>
<p> </p>
<p>"Creating healthy living systems is a cornerstone for Newland Communities, and it's a value we share with the City of Pflugerville and the residents of Falcon Pointe," said Ficken. "With sustainability as our focus, it was very exciting to create the plan for a new park that will use a high level of native plants and local, sustainably sourced materials - all with the goal of creating a new place for healthy exercise and social interaction."</p>
<p> </p>
<p>Ficken said the 10,000-gallon cistern will collect rainwater and will also recycle water from the nearby Falcon Pointe Splash Park, another city park donated by Newland Communities last year.</p>
<p> </p>
<p>Cistern water will be used to irrigate the park's gardens, including the Community Orchard of peach trees and demonstration gardens. Designed to help educate and inspire park visitors, the demonstration gardens will include rain garden, culinary, medicinal, butterfly and hummingbird and native themes. The demonstration area will also include a moon garden, landscaped for nighttime enjoyment with plants producing fragrant white flowers.</p>
<p> </p>
<p>The fenced dog park will include separate areas for small and large dogs, and will be surrounded by large boulders with built-in seating. Other highlights will include a village of houses for purple martins, loved by many for their acrobatic flight and prodigious appetite for insects. The park will also have landforms designed to encourage play and exploration, an open lawn area beside the pavilion, and will add approximately one-quarter mile of trails to the existing trail network.</p>

<p>In addition to preserving mature trees on the site, approximately 93 new trees will be added. Open meadow areas will be overseeded with prairie grasses and wildflowers to add visual beauty and improve the health of the soil.</p>

<p>Falcon Pointe Gardens will be located next to Falcon Pointe's Woodhaven neighborhood, where a new phase opening this fall will provide 65 additional homesites. Woodhaven features homes priced from the $150,000s by Lennar. Overall, new homes in Falcon Pointe are priced from the $150,000s to $400,000s.</p>

<p>Newland Communities, developer of the Falcon Pointe master-planned community in Pflugerville, has donated $7,500 to its onsite schools after a three-month campaign resulted in the sale of 28 new homes in the community.</p>
<p>Newland Communities pledged to donate $250 to its community schools for each new home sold from August 1 through October 31 in Falcon Pointe. The $7,500 raised during the campaign will be split equally among the three Pflugerville Independent School District schools located in the 550-acre community: Murchison Elementary, Kelly Lane Middle School, and Hendricks High School.</p>
<p>The campaign resonated strongly among education-minded homebuyers considering Falcon Pointe, said Vaike O&rsquo;Grady, marketing director for Newland Communities in Austin.</p>
<p>&ldquo;Schools are among the top priorities for homebuyers everywhere, and the presence of three Exemplary and Recognized rated schools within Falcon Pointe is one of our biggest strengths,&rdquo; said O&rsquo;Grady. &ldquo;We are very happy to be able to provide $7,500, on behalf of our newest residents who purchased new homes during the campaign, to help further enrich the student experience at all grade levels in Falcon Pointe schools.&rdquo;</p>
<p>A yearlong trend of surging new-home sales at Falcon Pointe helped to increase the size of the donation. Through November 15, a total of 106 new homes had been sold in the community, compared to 45 sales for the same period in 2009. To date, 2010 is on track to be the strongest year for new-home sales in Falcon Pointe since 2005.</p>
<p>O&rsquo;Grady credited increased sales at Falcon Pointe to an improving real estate market and a heightened awareness of the community&rsquo;s onsite schools and other amenities. &ldquo;An expanded range of home designs and pricing have also attracted a growing number of home buyers,&rdquo; she said.</p>
